Good to know

This property is located in a upscale gated community Just 15 minutes away from the Donald Sangster International Airport and 6 minutes west of Fairview Shopping Center. This gated community is nothing short of today's luxury-living. Miramar is the real deal in terms of residential property. This unit has 3 bedrooms and 3 bathrooms, with a en-suite master bedroom with jacuzzi tub, walk-in closet. The house opens up into the living room where there are lots of windows for natural light. The staircase leading upstairs to the bedrooms is made of aluminum and tempered glass with the flooring done in beautiful marble. The living room boasts porcelain tiles, ceiling fan with intricate tray ceiling and pod-lighting is used throughout the interior of the house. The dining area comfortably hold a large table that seats six. The kitchen features double sinks, granite counter top and lots of solid wood cupboards, shelves and storage. A spacious laundry room sits off to the side, equipped with a washer, dryer and a built-in washtub for hand-washing all your delicates that you would not dare trust to a machine. This units have a solar water-heater and storage water tank. The name itself is rather interesting, as ‘Miramar' is of Spanish origin and means “sea-view". ‘Mira' also means ‘watch', hence a loose translation could also be ‘watch the sea' and guests have certainly been enjoying their fill of this activity, as this unit, have a view of the sea that is just a stone's throw away across the road. Miramar boasts a modern, contemporary design done up in cool, muted, earth tones of gray, brown, cream and beige. Developed by Arqcon Construction, famous for redesigning most of the North Coast hotels, such as Royalton and Secrets, Miramar has only 32 units. This was deliberate, as the the Developer did not want a large, over populated complex, with people cramped in close proximity to each other. Instead, what they have created, are beautiful, perfectly laid out, two-story duplexes, built on a tier to accommodate everyone getting an awesome view.

Anyone not signing a liability waiver will not be permitted on the Property. Liability Waiver: To be read and signed by each guest/visitor. Parents must list the name of the minor age children they are responsible for on the back of their waiver form, and sign for anyone under 18. The property owner shall not be liable for, and Guest will indemnify and hold harmless the property owner from any and all fines, suits, claims, demands, and actions of any kind, (including third party claims and attorney's fees) by reason of any negligence, misconduct, or any breach, violation, or non-performance of any covenant hereof on the part of Guest or Guest’s agents, employees, or invitees. The Property Owner shall not be liable or responsible for any loss or damage to any property or person occasioned by theft, fire, act of God, public enemy, injunction, riot, strike, insurrection, war, or from any cause whatsoever. The undersigned HEREBY RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE the Property Owner from any and all liability to the undersigned, his/her personal representatives, assigns, heirs, and next of kin for any and all loss or damage, and any claim or demands therefore on account of injury to the person or property or resulting in death of the undersigned, whether caused by the negligence of The Property Owner or Strata or otherwise while the undersigned is in the apartment or upon the common property area, including but not limited to the residential unit, the pool or any common areas. GUEST HEREBY ASSUMES FULL RESPONSIBILITY FOR AND RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE while in the apartment or upon the Property. The undersigned further expressly agrees that the foregoing release, waiver, and indemnity agreement is intended to be as broad and inclusive as is permitted by the law in Jamaica that if any portion thereof is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. This includes electronic cigarettes vaping and candles. Guest may smoke on the balconies and our private pool deck. No smoking at the community pool and public spaces. WASHER & DRYER USE A washer and dryer are provided for your convenience during your stay. While we make every effort to ensure these appliances remain in working order, please note that in rare instances, such as mechanical issues, pending part replacements, or unforeseen events beyond our control (e.g., acts of God), they may become temporarily unavailable. In such cases, we will do our best to arrange prompt repairs. However, no refunds or partial credits will be issued due to the unavailability of these amenities. Rental Agreement In the event of a cancellation it is necessary to notify owner as soon as possible. Attempts will be made to re-rent your accommodation. If we are successful, your deposit will be refunded. Deposits are nonrefundable within 30 days of cancellation. This agreement shall not be assigned or the premises sublet without written consent of Manager/Owner Raquel Reid/Vinroy Paul. I (we) hereby agree to vacate rented premises no later than 11am on the date agreed upon through vacation rental website (Homeaway, AirBnB, TripAdvisor, etc) and to return the keys immediately to the owner. Also, the following rules should be followed 1. DO NOT re-arrange furniture. Owner will retain $50 USD from deposit for moving furniture back. 2. NO Pets allowed 3. NO SMOKING allowed inside the house The following items are for guest to utilize during stay and must be accounted for upon check out. o iPad $400 USD (MUST REMAIN AT THE PROPERTY AT ALL TIMES) o cellphone $250 USD o gate access $100 USD o Hard Rock Café beach pass $200 USD Should you choose to use the above items, I(we) agree to replace or pay for losses of the above items. In the event that a pet, house party, smoking or grilling on porches/decks is found on the premises during your stay if they are not allowed per agreement, Landlord/owner shall have the right to ask you to leave the premises immediately with no refund of monies paid. This property is 10/10. Communication with hosts was fantastic. Always at the end of the phone for any queries with quick responses. Pictures do not do it justice as so much better in person. Peaceful location with fabulous amenities. There's absolutely everything you could need to feel right at home. You do need transport to get to eateries so factor this into your costs. A massive thank you to Hartley Tours (recommended by Vinroy) especially Hartley who was amazing. If he was too busy arrangements were made for another driver to take us where we wanted to go. Also Terri who looked after us, taking us to the best jerk hut! Would not hesitate to stay here again when in Montego Bay.

Everyone involved was completely amazing especially Kamilah. Very responsive and helpful. Everything about this home was beautiful and functional. Very peaceful neighborhood and secure. There are no shops or restaurants in walking distance, however they offer a chef for a fee and also the best transportation. Hartley transportation is the best and affordable. I have absolutely no complaints about this home or the Nautical home team. Thank you for allowing us to stay in your home

The stay started off rocky, with the a/c in one of the rooms not working and then that night the water supply stop. But the next day everything was fixed and up and running. The host communicated every step of the way. Will stay here again.

Our family had a wonderful time at this property! The home is beautifully decorated and fully stocked with whatever your family may need. Great location and close to everything. It was peaceful and perfect for our vacation. I would definitely stay here again! Mr. Harley, the driver, was also the BEST!!! He took amazing care of our entire group! The host and concierge were also fabulous. Don't think twice. Book this home for your Jamaican getaway! You won't be disappointed.

Only because I had no Data we got some messages late but very responsive in communication with us. The Welcome Redstrip Beer and water was a nice gesture. With regard to the accommodation was really for 3 Couples, as there were 6 of us who did not want to share a bed with a stranger so they could have 2 medium size beds in the 3 rooms. It was not walking distance so we used Uber that were reasonable if you don’t drive. However overall it was a beautiful property with all mod cons, for example USB ports. The pool and Gym was a hit for us. 10/10 to the Host. 10/10 for the property. Security was also great and the groundsmen helpful. Jade-Pauline, Jenny, Oby and Tahanafay 🌸

The house was amazing. Very peaceful and clean. Everything we needed was provided in the kitchen, bathrooms, and for the pool.
